Transactions in Punggol's Northshore precinct jumped 28 percent in the first six months of 2026 compared with the same period last year, according to Urban Redevelopment Authority figures released this week.
The increase follows the completion of two new residential towers along Punggol Walk and the opening of additional co-working spaces inside Waterway Point mall. Young professionals priced out of central districts now view the area as a practical base with direct LRT links to Sengkang and a 22-minute ride to Raffles Place via the North East Line.
Local anchors driving the shift
Northshore Plaza, which added a 24-hour gym and three new F&B outlets in March, sits 400 metres from the waterway. Punggol Community Club runs a weekly networking session for residents under 35 that has drawn 180 attendees since January. Both facilities sit inside the 1.2-kilometre stretch between Punggol Point and Oasis LRT station where most of the recent sales have clustered.
Developers have responded with smaller one- and two-bedroom units aimed at single buyers and couples. The most recent launch at Northshore Plaza Residences offered 512 units, with 68 percent taken by purchasers aged 28 to 38 within the first four weeks of sales in April.
Price evidence and buyer profile
Median resale prices for 700-square-foot two-bedroom flats in the Northshore precinct reached S$735,000 in June, up from S$655,000 twelve months earlier. That works out to roughly S$1,050 per square foot, still below the S$1,380 average recorded in nearby Sengkang estates. First-time buyers under executive condominium schemes accounted for 41 percent of those deals, according to data compiled by EdgeProp.
Buyers planning to move in 2027 should monitor the next batch of units expected at the former Punggol East site, where tenders close in September. Checking the latest HDB resale price index and arranging viewings through the two appointed agents listed on the URA portal remains the most direct route for interested parties.
